The proposed mixed-use scheme is a high-quality, landmark design befitting of it’s prominent location along Douglas' North-Quay, and in creating a first impression of the capital city of Douglas on arrival from the ferry.
The scheme consists of:
- 4-Screen Cinema: Circa 15, 000 ft2
- Office Space: Circa 25, 000 ft2
- Commercial Space (Retail/ Leisure/ Restaurant): Circa 26, 000 ft2
- Driver’s Welfare, Bus Information Centre, Public WC’s and Seating Area: Circa 1, 500 ft2
- 85 Apartments
- Private Car-Park: 91 spaces for residents
The design and layout provides;
- An approach to the architectural design which responds to the urban block narrative, whereby the development is treated as part of the wider streetscape, reading in unison.
- A controlled, understated approach to the composition and rhythm of the elevation design which
creates a calm and elegant appearance.
- A crafted development with a restrained material palette of different tones of brickwork, stone banding and lintel details and metal balustrading. Robust and earthy materials have a heritage feel with a nod to the traditional Manx stone.
- An elegant and attractive cinema that enhances the urban quality of Lord Street, and acts as a
‘critical mass’ for the surrounding commercial units, boosting the night-time economy
- Creates a contemporary rooftop cafe/bar with views over the quay
- Stylish, modern office space with excellent transport links from the bus interchange directly
outside on Lord Street
- High-quality residential accommodation with generous communal green space, with the greenery
visible along the quay and Harris Lane
Overall, the scheme seeks to respond appropriately to the importance of the site through a
landmark building of high architectural quality. The various building uses across the scheme are
celebrated and expressed in their elevational treatments, and unified in harmony through the use
of a consistent material palette. The palette is proposed as traditional, robust materials used in a modern and contemporary manner to compliment the surrounding buildings of heritage interest.
